Seven things that move a roofing quote — and none of them is "how much we think you'll pay".

We publish how the number is built because homeowners deserve to know what normal looks like before the first roofer knocks.

Size

Measured in squares (100 sq ft). We measure it; we don't guess from the street.

Pitch

Steeper roofs mean slower work and more equipment. It's a real cost, and we show it.

Complexity

Valleys, dormers, hips and the number of planes. A simple gable and a cut-up roof are different jobs.

Penetrations

Every pipe, vent, skylight and satellite mount is a flashing detail — and a future leak if it's rushed.

Materials

Three-tab, architectural, Class 4, metal, stone-coated steel. We show the price of each, side by side.

Decking

What's under the old shingles decides more than the shingles do. Rotten decking is priced per sheet, not as a surprise.

Ventilation

If the attic can't breathe, the new roof ages like the old one. Intake and exhaust are on every quote.

A number you can check

Every quote shows the squares, the pitch and the line items. Take it to another roofer. We're happy for them to try to beat it.

Estimate your roof on four sliders

Size and layout come with the house, so no roofer can change them. Material and labor are your choice, and that is where a cheaper bid finds its savings.

Estimated installed range

Estimated installed range: $8,000 to $9,000

Set by your roof

Size and layout come with the house. Nobody can change them.

2,000 sq ft 20 squares

Roof surface, not floor space: a 2,000 sq ft one-story home usually has 22–26 squares of roof. Measure yours from the air

Simple gable

Two slopes, easy to walk

Yours to choose

A cheaper bid has to come out of the material or the labor.

Material

Asphalt shingle, installed: $3.50–$5.50 per sq ft ($350–$550 a square)

Builder grade

An entry architectural shingle, the kind builders use

True roofing professional

A roofing company with its own insured crews and a final inspection

How this range is built
  1. It starts from our published installed rate for the roof: $3.50–$5.50 per sq ft ($350–$550 a square) for asphalt shingle, $11–$15 per sq ft ($1,100–$1,500 a square) for standing seam or stone-coated steel.
  2. Material quality picks one quarter of that rate, from the bottom quarter for bargain material to the top quarter for premium.
  3. Labor is 40–60% of a roofing bill. Our rates are a true roofing professional's price, with labor at 50% of it. A low-cost crew's labor is about 40% of a smaller bill, a general contractor's 45%, and emergency labor 60% of a larger one.
  4. Layout adds nothing for a simple gable, 10% for a hip roof, 20% for a cut-up roof and 35% for a steep roof with many valleys.
  5. That rate times your roof size, rounded to the nearest $100. It is not a quote: decking, pipes and vents, and whatever the old roof hides are counted at the Roof Grade.

Your exact price comes from a free Roof Grade™.

How a replacement actually runs, in the order it happens.

Most single-story homes are finished in one day. Two stories, tile or a cut-up roof can take two.

QualCheck and clean-up

The 26-point inspection with photos, SweepCheck for nails, and the warranty document in your hands.

The four things that decide it.

  • Age. Under 12 years with one problem: repair. Over 18 with three: the math flips.
  • Spread. One slope or every slope? Isolated damage repairs; system-wide wear doesn't.
  • What's under it. Soft decking or wet insulation means the repair is only the visible part.
  • The next storm. A roof that's at risk before hail season is a claim waiting to happen — sometimes a repair now is the cheapest replacement you'll ever buy.

Straight answers before you book.

Ask your local team
How long does a roof replacement take?

Most single-story homes in the San Antonio area are done in one day. Two-story, tile or complex roofs take two. You'll know the plan before we start.

Do I need to be home?

Not for the work, but we like you there for the start (to walk the protection plan) and the end (to walk the QualCheck photos).

Do you pull the permit?

Yes. Rules differ by city and HOA; we check them for your address and handle the permit and the inspection.

Will Class 4 shingles lower my insurance?

Many Texas insurers offer a discount for UL 2218 Class 4 roofs; the amount varies by carrier. We give you the certificate — your agent does the rest.

Is the inspection really free?

Yes — it's the same Roof Grade visit for every service. Attic first, 75–150 photos, the 32-point Hunter-Gatherer Report, a letter grade and a plain-English verdict. You get the written report whether you hire us or not.

Will you tell me if I don't need the work?

Yes. An A grade is a handshake and a date to look again. A B means a few small repairs, priced in the open, on a roof with years left in it. We'd rather be the roofer you call in ten years than the one who sold you a roof you didn't need.

What warranty comes with the work?

Repairs carry a workmanship warranty in writing on the invoice. Full replacements carry the Mammoth Two Tusk Limited Lifetime Warranty: our 10-year workmanship warranty on the installation, plus the manufacturer's lifetime material warranty on the materials, which means the life of that product on the manufacturer's written terms. Ask us for the warranty document and read it before you sign.
