Commercial roof coatings: restore the roof you have, 10–20 more years.
A coating over a sound commercial roof seals it, reflects the Texas sun, cuts the cooling load and delays the replacement bill by a decade or two. It is the cheapest good decision in commercial roofing, and the worst one when the roof underneath is wet. The inspection tells you which you have.

Real Mammoth roof workWhy owners coat first and replace later.
Cost
A restoration runs a fraction of a tear-off and replacement, and it's typically treated as maintenance rather than capital.
Life
A properly applied coating adds 10 to 20 years, and it can be recoated at the end of that.
Energy
A reflective white roof lowers surface temperature dramatically, which shows up on the cooling bill every summer.
Disruption
No tear-off, no dumpsters, no noise. Tenants barely notice.
The right chemistry for the roof and the problem.
Silicone
The ponding-water specialist: stays flexible, handles standing water, excellent UV resistance. The default for most Texas flat roofs.
Acrylic
Cost-effective and highly reflective; right for sloped and well-drained roofs, wrong where water ponds.
Urethane & polyurea
The toughest coatings for foot traffic, hail and impact: walkways, mechanical areas, high-traffic decks.
Rubberized aluminum & asphalt
For metal, built-up and modified bitumen roofs: seals, reflects and extends life at low cost.
Three steps, weather permitting.
Coatings need a dry, mild window. We schedule around the forecast, not the calendar.
Inspection and moisture survey
Every seam, drain and penetration checked; wet insulation found and cut out and replaced. Coating over wet insulation is the mistake we exist to prevent.
Repairs, cleaning and primer
Seams and flashings reinforced, the surface power-washed and primed so the coating bonds.
Coating and inspection
Sprayed or rolled to the specified thickness in two coats, inspected, photographed, and a maintenance plan agreed.

Ask your local teamHow long does a roof coating last?
Ten to twenty years depending on the coating and the conditions, and it can be recoated. Annual inspections keep it there.
Which roofs can be coated?
Metal, single-ply, built-up, modified bitumen and spray foam, each with a coating matched to it. Not a roof with wet insulation underneath.
When can it be applied?
In dry, mild conditions so it cures and bonds properly. We watch the forecast and schedule the window.
Is the inspection really free?
Yes — it's the same Roof Grade visit for every service. Attic first, 75–150 photos, the 32-point Hunter-Gatherer Report, a letter grade and a plain-English verdict. You get the written report whether you hire us or not.
Will you tell me if I don't need the work?
Yes. An A grade is a handshake and a date to look again. A B means a few small repairs, priced in the open, on a roof with years left in it. We'd rather be the roofer you call in ten years than the one who sold you a roof you didn't need.
What warranty comes with the work?
Repairs carry a workmanship warranty in writing on the invoice. Full replacements carry the Mammoth Two Tusk Limited Lifetime Warranty: our 10-year workmanship warranty on the installation, plus the manufacturer's lifetime material warranty on the materials, which means the life of that product on the manufacturer's written terms. Ask us for the warranty document and read it before you sign.
