## A replacement is a system, not a stack of shingles.

Attic first. Every slope. A written answer you can understand, with the photos to back it up.

- 32 points inspected, starting in the attic

- 75–150 photos of what we find

- An A–F Roof Grade, scored in writing

## Seven things that move a roofing quote — and none of them is "how much we think you'll pay".

We publish how the number is built because homeowners deserve to know what normal looks like before the first roofer knocks.

- **Size**: Measured in squares (100 sq ft). We measure it; we don't guess from the street.

- **Pitch**: Steeper roofs mean slower work and more equipment. It's a real cost, and we show it.

- **Complexity**: Valleys, dormers, hips and the number of planes. A simple gable and a cut-up roof are different jobs.

- **Penetrations**: Every pipe, vent, skylight and satellite mount is a flashing detail — and a future leak if it's rushed.

- **Materials**: Three-tab, architectural, Class 4, metal, stone-coated steel. We show the price of each, side by side.

- **Decking**: What's under the old shingles decides more than the shingles do. Rotten decking is priced per sheet, not as a surprise.

- **Ventilation**: If the attic can't breathe, the new roof ages like the old one. Intake and exhaust are on every quote.

- **A number you can check**: Every quote shows the squares, the pitch and the line items. Take it to another roofer. We're happy for them to try to beat it.

## Estimate your roof on four sliders

Size and layout come with the house, so no roofer can change them. Material and labor are your choice, and that is where a cheaper bid finds its savings.

## What each roof is, how long it typically lasts in Texas, and who it suits.

Service life depends on installation, ventilation and weather more than the brochure does. These are typical Texas figures; warranties vary by product and are quoted per job.

| Material | Typical service life | Best for | More |
| --- | --- | --- | --- |
| Three-tab asphalt shingle | 15–25 years | Budget replacements, rentals, quick sales | Shingle tiers |
| Architectural / Class 4 shingle | 25–30 years | Most San Antonio homes; Class 4 for the insurance discount | Class 4 explained |
| Standing seam metal | 40–70 years | Modern and ranch homes, low-slope sections, resale | Standing seam |
| Stone-coated steel (the Forever Roof) | Limited lifetime manufacturer warranty on the panels | Homeowners buying their last roof; HOAs that want a shingle or tile look | The Forever Roof |
| Clay or concrete tile | 50+ years (underlayment sooner) | Stone Oak, the Dominion and Hill Country tile homes | Tile |

## How a replacement actually runs, in the order it happens.

Most single-story homes are finished in one day. Two stories, tile or a cut-up roof can take two.

- **Free inspection + Roof Grade**: Attic first, every slope test-squared, 75–150 photos. You get the written report whether or not you replace anything.

- **The written quote**: Squares, pitch, material options side by side, decking priced per sheet, ventilation included. Take it to anyone.

- **Materials and protection**: Materials delivered the day before or the morning of. SafeSite covers the pool, the beds, the AC unit and the driveway.

- **Tear-off and decking**: Old roof off, deck inspected sheet by sheet. Rotten sheets replaced at the per-sheet price on your quote.

- **The system goes on**: Igloo Shield™ ice and water shield, Pelt Felt™ synthetic underlayment, Stamp-Tight Nails® (ring-shank roofing nails), the Double Tusk™ Pipe Flashing System, flashings, ventilation, then the roof you chose.

- **QualCheck and clean-up**: The 26-point inspection with photos, SweepCheck for nails, and the warranty document in your hands.

## The four things that decide it.

- Age. Under 12 years with one problem: repair. Over 18 with three: the math flips.

- Spread. One slope or every slope? Isolated damage repairs; system-wide wear doesn't.

- What's under it. Soft decking or wet insulation means the repair is only the visible part.

- The next storm. A roof that's at risk before hail season is a claim waiting to happen — sometimes a repair now is the cheapest replacement you'll ever buy.

## Straight answers before you book.

### How long does a roof replacement take?

Most single-story homes in the San Antonio area are done in one day. Two-story, tile or complex roofs take two. You'll know the plan before we start.

### Do I need to be home?

Not for the work, but we like you there for the start (to walk the protection plan) and the end (to walk the QualCheck photos).

### Do you pull the permit?

Yes. Rules differ by city and HOA; we check them for your address and handle the permit and the inspection.

### Will Class 4 shingles lower my insurance?

Many Texas insurers offer a discount for UL 2218 Class 4 roofs; the amount varies by carrier. We give you the certificate — your agent does the rest.

### Is the inspection really free?

Yes — it's the same Roof Grade visit for every service. Attic first, 75–150 photos, the 32-point Hunter-Gatherer Report, a letter grade and a plain-English verdict. You get the written report whether you hire us or not.

### Will you tell me if I don't need the work?

Yes. An A grade is a handshake and a date to look again. A B means a few small repairs, priced in the open, on a roof with years left in it. We'd rather be the roofer you call in ten years than the one who sold you a roof you didn't need.

### What warranty comes with the work?

Repairs carry a workmanship warranty in writing on the invoice. Full replacements carry the Mammoth Two Tusk Limited Lifetime Warranty: our 10-year workmanship warranty on the installation, plus the manufacturer's lifetime material warranty on the materials, which means the life of that product on the manufacturer's written terms. Ask us for the warranty document and read it before you sign.
