Not a sales visit. The Mammoth Sabertooth Home Inspection™: 32 points, attic first, 75–150 photos, measurements — and a written Hunter-Gatherer Report™ with a Roof Grade you can hand to anyone, including another roofer.

## Four things in your hands before we leave the driveway.

Most "free inspections" are a ladder, a look and a quote. Ours produces a document. Keep it, share it, use it to get a second opinion — we'd rather you did.

- **Photo report**: 75–150 photos: overall, detail and close-up of every slope, penetration and the attic. Time-stamped.

- **Hunter-Gatherer Report™**: The 32-point checklist in three sections: roof surface (13), attic and ventilation (13), water flow (6). One page, front and back, signed by you.

- **Measurements**: Squares, pitch, penetrations, decking condition — the numbers any honest quote is built on.

- **Your Roof Grade**: A single letter, with the score behind it and a plain-English verdict: leave it, repair it, or replace it. Free inspection + photo report + measurement + proposal, yours to keep.

## Six enemies of every roof. We check for all of them.

Water, wind, heat, sun, time and hail — plus the two most contractors skip: how it was built and how it breathes.

- **Leaks & moisture**: Pipe boots, flashings, valleys, small leaks that only show in heavy rain, attic moisture.

- **Lift & creep**: Lifted tabs, broken seals, missing shingles, nail pops, ridge caps.

- **Ventilation**: Intake and exhaust, attic temperature, insulation contact, fans venting where they shouldn't.

- **UV & granule loss**: Bald spots, cracking, brittle boots, blistering.

- **Age & wear**: Where the roof is in its life, and what that means for repair vs replace.

- **Impact damage**: Test squares on every slope, bruising, fractured mat, soft metals as the tell.

- **Construction issues**: Improper installation by the previous contractor, code deficiencies, manufacturer-installation violations, incorrect flashing, ventilation mistakes and other workmanship issues.

- **Hidden problem areas**: The attic tells half the story. We go up there. Most contractors never do.

## A grade that tells you exactly where your roof stands.

The grade comes from written inspection criteria, not an opinion: 32 points scored in the attic and on every slope, with the photographs and measurements attached, so you know what it means and can show it to anyone.

- 32 points inspected, starting in the attic

- 75–150 photos of what we find

- An A–F Roof Grade, scored in writing

- Inspection + photo report + measurement + proposal, yours to keep

Grade: **B** A couple of repairs. Years of life left.

## How the grade is set.

The Hunter-Gatherer Report checks 32 points in three sections: the roof surface and materials (13), the attic and ventilation (13), and water flow (6). Every point is marked yes or no for action needed. The number of points that need action sets the letter, and the report shows which ones and why, with photographs.

| Grade | Points that need action | What the report says | In plain words |
| --- | --- | --- | --- |
| A | 0 | Performing as designed | Nothing needs action. The roof is doing its job, and we set a date to look again. |
| B | 1 to 4 | Minor repairs needed | A few repairs, each one named and photographed. The rest of the roof is doing its job. |
| C | 5 to 10 | At risk | Several problems at once put the roof at risk. Repair or replacement is weighed point by point. |
| D | 11 to 15 | High risk | Problems across the roof, and a high risk of leaks and damage inside. |
| F | 16 or more | Urgent action recommended | Half the points or more need action. Act soon. |

_The count alone sets the letter: no plus or minus, and no opinion added on top._

## Already have a roofing quote? Let us give you the honest read before you sign.

Bring the other quote. We'll grade the roof, tell you what on their list is real, what's padding, and what's missing — in writing. If their price is fair, we'll say so.

## "If everything's fine, we tell you."
