The facts behind the roof decision. Take your time, compare your options, and know what to ask before work starts.

**Key points**

- A typical San Antonio roof replacement runs $5,000–$15,000; bigger homes and premium materials go past $20,000, and Mammoth's own average sits between $15,000 and $18,000.
- The price is built from seven things: size in squares, pitch, complexity, penetrations, material, decking and ventilation. A quote that hides them is hiding the number.
- Per square foot installed: asphalt shingle $3.50–$5.50, standing seam or stone-coated steel $11–$15 ($1,100–$1,500 a square), tile $10–$20, slate $15–$30. Labor is 40–60% of the bill.
- Permits ($150–$500), tear-off, ice-and-water, underlayment, boots, drip edge and ventilation belong in the base price, not an options list.
- No roofer can waive your insurance deductible in Texas. Since 2019 it has been a criminal offense (House Bill 2102).

## The roof decision, explained.

Ask a roofer what a new roof costs and most will tell you it depends. They are right, and it is also a dodge. It depends on seven things, every one of them measurable, and an honest quote shows all seven. This guide walks through them in the order a Mammoth inspector prices a roof, with the 2026 San Antonio ranges we actually see, so you can read any quote you are handed and know whether the number is real.

One rule before we start. Nothing here replaces the free, written Roof Grade. The ranges are true for typical homes; your roof is a specific home with a specific attic, and the inspection is where the range becomes a number.

## Estimate your roof on four sliders

Two of the four are set by your roof: its size and its layout. The other two, material and labor, are yours to choose, and a cheaper bid has to come out of one of them.

## The short version: what a roof costs in San Antonio in 2026

A standard replacement on a typical single-story San Antonio home lands between $5,000 and $15,000. Two-story homes, cut-up roofs and premium materials push past $20,000. Across our own jobs the average replacement runs $15,000 to $18,000, because most of the homes we replace are larger north-side and Hill Country houses and many choose a Class 4 shingle, metal or the Forever Roof rather than the cheapest option.

If a number you have been given is much lower, one of those is missing, and it is usually the one that stops leaks.

## How roofing is measured: squares, not square feet

Roofers price in squares. One square is 100 square feet of roof surface. Your roof is bigger than your house's footprint because it slopes and overhangs: a 2,000 sq ft single-story home with a typical pitch usually carries 22–26 squares once the overhangs and the pitch are counted, and a 10% waste factor goes on top for the cuts at hips, valleys and rakes.

This is the first thing to check on any quote. If two roofers quote the same house and disagree on the squares by more than a couple, one of them measured from the street. We measure on the roof, and the number is written on the quote where you can check it.

## The seven things that move the price

None of the seven is "how much we think you will pay". Each is a physical fact about your roof.

#### 1. Size

Squares set the base. Everything else is a multiplier on them.

#### 2. Pitch

A 4/12 roof is a walk; a 10/12 roof needs harnesses, toe boards, staging and slower work. It is a real cost and it should be visible as one. Steep roofs also shed more waste material because the cuts are longer.

#### 3. Complexity

Hips, valleys, dormers and the number of planes. A simple gable and a cut-up roof of the same square count are different jobs: more flashing, more cutting, more places for water to find a way in if the crew is rushed.

#### 4. Penetrations

Every pipe, vent, skylight, chimney and satellite mount is a flashing detail. Each takes time to do properly and each is a future leak if it is not. The design of our quotes lists them because they are where roofs fail.

#### 5. Material

This is the choice you control most. The table below gives the installed ranges we see in this market. Note that the cheaper tiers age faster in Texas sun; the tier you choose sets the next replacement date as much as this one.

| Material | Installed, per sq ft | Typical life in Texas | Who it suits |
| --- | --- | --- | --- |
| Three-tab asphalt shingle | $3.50–$5.50 | 15–25 years | Rentals, quick sales, tight budgets |
| Architectural / Class 4 shingle | $3.50–$5.50 (top of the range) | 25–30 years | Most San Antonio homes; Class 4 for the insurance discount |
| Standing seam metal | $11–$15 | 40–70 years | Modern and ranch homes, low-slope sections, long ownership |
| Stone-coated steel (the Forever Roof) | $11–$15 | Covered by the Mammoth Two Tusk warranty: Mammoth's 10-year workmanship warranty plus the manufacturer's limited lifetime material warranty | Buying your last roof; HOAs that want a shingle or tile look |
| Clay or concrete tile | $10–$20 | 50+ years (underlayment sooner) | Stone Oak, the Dominion and Hill Country tile homes |
| Slate | $15–$30 | 75–100+ years | Estate homes; the longest-lived roof there is |

#### 6. Decking

What is under the old shingles decides more than the shingles do. Rotten or delaminated decking must be replaced before anything goes on top, and it cannot be seen until the tear-off. An honest quote prices decking per sheet with an allowance, so a surprise is a known number, not a renegotiation on build day.

#### 7. Ventilation

If the attic cannot breathe, the new roof ages like the old one. A Texas attic hits 140°F in July; without intake at the soffits and exhaust at the ridge the shingles cook from underneath, and most shingle warranties require adequate ventilation. It is on every Mammoth quote because it is the cheapest year we can add to a roof.

We publish how the number is built because homeowners deserve to know what normal looks like before the first roofer knocks. Every quote we write shows the squares, the pitch and every line item. Take it to another roofer. We are happy for them to try to beat it, because when they can, it is usually by leaving something out.

## Labor: 40–60% of the bill, and the part that decides whether the roof lasts

Shingles cost roughly the same for every roofer in town; the supplier does not care whose truck picks them up. The difference between two quotes for the same roof is almost always labor: who is on the roof, how they are paid, how many nails go in each shingle, whether they are covered by workers' compensation, and who inspects the finished job.

A crew paid by the square to go fast produces the cheapest quote and the most expensive roof, because the corners cut are the ones you cannot see: four nails instead of six, felt instead of a synthetic underlayment, no ice-and-water at the valleys, caulk where a flashing belongs. Texas does not license roofers and lets employers opt out of workers' compensation, which is why the questions matter more here than in most states.

- Whose crew is it, and how long have they been with the company?

- How many nails per shingle? The wind rating on the box assumes six.

- Is every person on my roof covered by workers' compensation? Ask for the certificate naming you as the certificate holder.

- Who inspects the finished roof, against what checklist, and do I get the photos?

## The extras that are not extra

San Antonio and most surrounding cities require a permit for a re-roof; expect $150 to $500 depending on the scope. Tear-off and haul-away, the dumpster, ice-and-water barrier at eaves, valleys and penetrations, synthetic underlayment over the whole deck, new pipe boots, drip edge and the ventilation are part of a proper replacement. If a quote lists them as options, the base price was never a real price.

On a Mammoth replacement the system is named on the paper: Igloo Shield™ ice and water shield, Pelt Felt™ synthetic underlayment, Stamp-Tight Nails® (ring-shank) six per shingle, the Double Tusk™ Pipe Flashing System, sized intake and exhaust ventilation, SafeSite protection for the house and yard, the 26-point QualCheck inspection and SweepCheck clean-up. Not because the names matter, but because a named part can be checked.

## When insurance is paying

If a dated hail or wind event damaged the roof, your policy may cover the replacement minus your deductible. The insurer pays in two checks: the depreciated value of the roof first, and the held-back depreciation once the work is complete and the invoice is in. We meet the adjuster on the roof, document the scope and the code items, and submit supplements for legitimate items the first estimate missed.

What no roofer can do is pay, waive, absorb or rebate your deductible. Since September 2019 that has been a criminal offense in Texas under House Bill 2102, for the contractor and for a homeowner who knowingly accepts it. "Free upgrade, we'll eat the difference" and "you'll pay nothing out of pocket" are the same offer with a different name, and a roofer who will commit fraud for you will commit it against you.

A denied claim still counts against you. That is why the inspection comes first: if the roof grades a B, we say so and you keep your claims history clean.

## How people actually pay for it

Financing is available through a third-party lender. Pre-qualifying takes a few minutes and does not affect your credit; if you are eligible you choose from real offers with fixed monthly payments, funding can be as fast as 24 hours and there are no prepayment penalties. Many homeowners finance only the deductible plus the upgrade they chose, a Class 4 shingle or the Forever Roof, rather than the whole roof. Ask for the monthly payment on the roof you actually want, not the cheapest one; the upgrade often costs less per month than the price difference suggests. A military discount is available on eligible jobs.

## Four ways to spend less without buying a worse roof

- Get the free written Roof Grade first. A B grade is a repair, not a replacement, and we will tell you so.

- Compare quotes line by line, not total to total: same squares, same product tier, same underlayment and ventilation.

- Ask about a Class 4 shingle. The upgrade is usually a few hundred dollars on a typical roof and many Texas insurers discount it every year after.

- If the roof has years left, a tune-up now (boots, sealant, flashings, ventilation) is the cheapest replacement you will ever buy.

## Reading a quote: the nine lines it must show

Print this and hold it against every quote you are handed. If a line is missing, ask why before you sign.

- Squares measured on the roof, written on the quote

- Pitch, complexity and penetrations named

- The product and tier named, with the warranty document

- Decking priced per sheet, with an allowance

- Ice-and-water at eaves and valleys; synthetic underlayment over the whole deck

- Intake and exhaust ventilation included

- Permit, tear-off, disposal, boots and drip edge included

- Workers' comp certificate in hand

- Payment schedule in writing; no large deposit before materials arrive

#### Want the number for your roof, not the range?

The Roof Grade is free: attic first, 75–150 photos, the 32-point report scored A–F, and a written quote with every line item. If the roof is fine, we tell you.

## Frequently asked

How much is a new roof for a 2,000 sq ft house in San Antonio?
Roughly $8,000–$13,000 for architectural shingle and $24,000–$38,000 for standing seam or stone-coated steel, assuming a typical pitch and around 22–26 squares of roof. Decking repairs, a steep pitch or a cut-up roof move it up; the written quote is the number.

Do I need a permit to replace my roof in San Antonio?
Yes in the city and most surrounding municipalities; $150–$500 depending on the job. We pull it and handle the inspection; you never do.

Is a cheaper quote ever the better roof?
Sometimes, when two quotes cover the same scope and one roofer is simply less expensive. Usually the gap is a missing item: four nails, no ice-and-water, no ventilation, felt paper. Compare line by line before you decide.

Can a roofer cover my deductible?
No. It has been a criminal offense in Texas since 2019 (House Bill 2102). Walk away from anyone who offers.

How long does a replacement take?
Most single-story homes are done in one day. Two stories, tile or complex roofs take two. You will know the plan before we start.

What does the Roof Grade cost?
Nothing. It is the same free inspection for every service, and you get the written report whether or not you hire us.
